Owner/President
With 30 plus years of management experience, I possess a unique blend of expertise, having served as a district manager for prominent quick-service brands, sales manager for a reputable security alarm company and operations manager for a commercial cleaning company, overseeing Texas operations. I take pride in delivering exceptional customer service and providing essential services that maintain clean environments for residential and commercial settings.
Pricing & Site Conditions
All pricing and quotes are based on site conditions as observed or represented at the time the quote is issued. Barran Cleaning Solutions reserves the right to adjust pricing if site conditions change, if additional labor is required, or if access to the property is delayed or restricted. Changes in site conditions may include, but are not limited to, increased debris, additional scope beyond the original quote, unsafe conditions, or extended time between quoting and service.
Quotes, Scheduling & Acceptance
All quotes must be accepted within five (5) calendar days of issuance and scheduled within ten (10) calendar days unless otherwise agreed in writing. Quotes are subject to expiration and may be revised if not accepted and scheduled within these timeframes.
Access & Labor Commitment
Clients are responsible for ensuring timely and safe access to the property at the scheduled service time. Denial of access, failure to provide entry codes, lockbox access, keys, or on-site authorization after labor has been scheduled and dispatched constitutes billable time.
Standard business practice does not require a formal contract to recognize labor costs incurred once cleaners have been dispatched and arrive on-site. Charges assessed under these circumstances are not penalties, but compensation for labor, time, and operational commitments already made.
Cancellations & Rescheduling
• Cancellations made 48 hours or more prior to the scheduled service time will incur a $50 cancellation fee.
• Cancellations made less than 48 hours prior to the scheduled service time will be charged 50% of the total service fee.
• Same-day cancellations, denied access, or failure to provide access after labor dispatch will result in the full service charge being assessed.
Scheduled time reserved exclusively for a client cannot always be rebooked on short notice, and cancellation fees reflect the loss of that reserved labor time.
Additional Charges
Additional fees may be assessed for work performed beyond the originally agreed scope, extended labor time, changed site conditions, or access delays. Once cleaners have been dispatched and arrive on-site for scheduled work, additional charges do not require prior approval to be invoiced.
Payment Terms
Invoices are due in accordance with the agreed payment schedule. Nonpayment or delayed payment may result in suspension of services until the account is brought current.
Builder & Construction Project Addendum Part 1
This addendum applies to all services performed at construction, new-build, or renovation sites.
1. Scope Control
Scope of work is limited to the written quote. Prior projects or assumptions do not modify scope unless expressly agreed to in writing.
2. Site Readiness
Builder is responsible for ensuring the site is ready for cleaning at the scheduled time. Delays due to incomplete construction, unsafe conditions, or lack of access are billable.
3. Walkthroughs & Corrections
Walkthroughs must occur within 48 hours of service completion. Corrections, if applicable, will be scheduled after payment is received and do not delay invoicing.

5. Payment Terms
Payment is due per the agreed schedule and is not contingent upon walkthrough approval, HOA feedback, or third-party inspections.
